About the Role
The role of the Project Coordinator is to curate and maintain all project documentation, as well as to engineer methods for trade scope management, procurement, quality, and safety. This leadership requires an emphasis on customer satisfaction, communication, organization, and pre-planning. The outline of responsibilities below may change from project to project and expand as part of employee growth. This individual may be required to oversee multiple projects within the same time frame contingent upon size and complexity of project(s). This is not intended to be an all-encompassing document and may not include everything that is required of this position based on the needs of TEAM Construction.
Requirements
Subcontractor Management:
Create / assemble Contract Packages for issuance
Material & Equipment procurement & expediting ownership
Understand project roles, contact information, kick-off/coordination meetings on site – basically familiarity with the subcontractor project team
Construction Progress:
Walk project site(s) on a routine basis to confirm field is organized, maintaining a clean work area, working with most current documents, and installing per project plans and specifications
Complete Jobsite Photo Documentation
Documentation of existing conditions
Job progress photos
Quality control photos
Coordination of final project marketing photos
Review Project Schedule and 3-Week Look Ahead Schedule for accuracy
Assist in schedule actualization
Review Construction Documents and partner with the Superintendent on adherence to the documents
Perform all facets of Pre-Punch and Punch List generation, issuance, and execution
Customer Relations:
Required to present yourself in professional manner
Build relationship with foundation of trust and integrity
Document Control:
Compile, issue, and track submittals from receipt through material delivery
Create and track transmittals
Discover, generate, track, and manage RFI’s throughout construction
Maintain owner provided drawings/documents on Procore to ensure they are current for office and field staff
Assist with Field Coordination:
Become familiar with TEAM and OSHA safety standards and participate with inspections
Partner with Superintendent to provide Office Support as required in line with Company Standards
Ensure field has all the documents, tools, materials, and equipment necessary to be successful prior to commencing work
Additional Tasks:
Maintain project team meeting agendas and minutes
Weekly OAC Meetings
Weekly Subcontractor Meetings
Distribution of project reports
RFI Logs
Submittal Logs
Assist with overall organization for project team as required to make all members efficient
Participate in or facilitate job site inspections in Procore
Procure all relevant Project Permits
Assist with project close-out; including but not limited to:
Compile as-builts
Final Clean
Attic Stock
Owner Training
Warranty letters
O&M manuals
Procore archive
Software & Technical Understanding:
Attain Excel certification
Attain Microsoft Project / P6 certifications
Attain Planswift certifications
Attain Procore Certifications
Become proficient in all Microsoft Platforms
