About the Role
The role of the Assistant Project Manager is to assist in leading project teams to a successful completion of their assigned projects. This leadership requires a high emphasis on safety, customer satisfaction, quality, communication, organization, and pre-planning. The outline of responsibilities below may change from project to project and expand as part of employee growth. This is not intended to be an all-encompassing document and may not include everything that is required of this position based on the needs of TEAM Construction.
Requirements
Estimating:
· May be asked to assist with estimating activities
· Will be required to discover and estimate change orders that may come as a result of an RFI response, drawing revisions, schedule updates or field related impacts.
· Generate change orders with appropriate back-up including drawing overlays, take-offs, time and material tickets, vendor invoices and photo documentation
Pre-construction Planning & Scheduling:
· Assist in generating project schedules based upon achievable construction durations
· Have thorough understanding of project schedule and partner with Superintendent and Client to achieve milestone dates
· Has the ability to assemble, manage, and maintain submittal and procurement tracking logs and related schedule logic for construction installation
Financial Controls:
· Assist in the review and validation of project estimates
· Assist in creating and maintaining project budgets
· Assist in creating schedule of values for their projects
· Generate and track monthly progress billings
· Discover, compile, submit and track change orders
· Production tracking, management, and control
· Assisting field with tools required to accurately track progress of construction
· Maintain Project and Subcontractor Change Order Logs
Subcontractor Management:
· Assist in creating bid packages as required during estimating, evaluate and provide feedback on qualified bidders
· Create Subcontract Agreements and/or Purchase Agreements
· Material & Equipment – oversight & ownership of procurement & expediting
· Shop drawing and submittal review and coordination
· Facilitate and orchestrate trade coordination meetings
Construction Progress:
Continually review budget versus actual construction
Walk project site(s) on a routine basis to confirm field is organized, maintaining a clean work area, working with most current documents, and installing per project plans and specifications
Actively initiates and participates in collaborative meetings internally & externally
Subcontractor Coordination
Owner & Design Consultant Coordination
Internal Coordination Meetings
Ensures quality standards are maintained throughout the project
Start-up
Project life cycle maintenance & management
Punch list
Close out
Customer Relations:
Required to present yourself in professional manner
Build relationship with foundation of trust and integrity
Provided consistent quality, service, and delivery to clients
Assist with Field Coordination:
Assist in create phasing / sequencing plans with Superintendent for Construction Activities
Become familiar with TEAM and OSHA safety standards and participate in safety walks and reporting
Ensure field has all the documents, tools, materials, and equipment necessary to be successful prior to commencing work
Additional Tasks:
Maintain internal/external meeting agendas and minutes
Assist with overall organization to promote project efficiency
Participate on or facilitate job site quality and safety inspections
Procure all relevant Permits for Projects
Maintain General Requirement Orders for Projects as required
Software & Technical Understanding:
MS Project / P6 – Understands program and manage a Critical Path Method schedule
Excel – Thorough understanding of inter-workings of this platform
Planswift / OST – Well versed in take-offs
