About the Role
The role of the Pre-Construction Estimator is to orchestrate the completion of project estimates. This role requires a high emphasis on customer satisfaction, understanding of conceptual program development, subcontractor participation management, quality control, communication, organization, schedule development, logistics development and general oversight of transitional period from estimating to operations. This is not intended to be an all-encompassing document and may not include everything that is required of this position based on the needs of TEAM Construction.

Moreover, Preconstruction Estimators key responsibilities are as follows in the areas highlighted below:
General Pre-Construction:
Support and/or direct management of RFP goals and deadlines
Arrange and maintain bid alternates and value engineering options with subcontractors as they relate to overall proposal to client
Ability to attend job walks with clients and quickly grasp scope of work and client's needs and expectations
Effective navigation of company server to keep estimate files organized and accessible to other team members as needed
Demonstrates awareness of potential pitfalls and "grey areas" within a project to minimize company risk
Aptitude for proactive, problem-solving in fast-paced situations
Versatility to discuss constructability and site logistics with field personnel for further continued growth as an estimator
· Demonstrates ability to consistently meet client deadlines with accurate data
· Ability to participate and provide input in a client de-scope meeting/presentation
· Support role or lead on multiple projects with multiple delivery system at any given time
· Progression toward increasing responsibility with client interactions
· Understand benefits of historical costs and participates in database recording
· Effective and professional verbal and written communication skills
· Efficiently use company estimating standards and templates with consistency
· Participate in estimate review with senior estimator / company principal as required
· Collects and organizes bid information for future reference and historical costs
RFP Process
· Review of RFP documents and information for relevance to certain assigned trades
· Effective and professional company representation at site visits and pre-con meetings
· Demonstrates ability to adapt to unforeseen circumstances
· Construct overall schedule & logistics planning
· Ability to schedule all front-end project activities including but not limited to permitting, procurement, and design development activities in company scheduling software.
· Determine accurate material lead times and activity durations from discussions with subcontractors
· Analysis of material procurement lead times for effective project planning and guidance to client.
· Ability to identify areas of lacking design and make effective use of RFI, clarification, or allowance to owner
· Management of addenda and RFI information as it relates to assigned trades
· Compile subcontractor bid forms / scope outlines to streamline sub proposal
· Compute accurate quantity take-offs for all trades activities
· Concisely convey project information to project management team during hand-off meeting upon project award.
Subcontractor Trade Interaction
· Able to de-scope and review multiple subcontractor proposals on a construction project
· Desire to expand knowledge of trades as experience grows, including, but not limited to self-perform trades within TEAM Finishes program.
· Ability to discuss scope of work with subcontractors and adjust as required during pre-con process
· Knowledge of union versus non-union subs and their impact as it relates to each estimate
· Provide subcontractor feedback to bidding subs as information becomes available
· Foster & Maintain relationships within the Trade Partner community.
Conceptual Estimating
· General ability to structure an estimate with little or no design input
· Establish trade take-off quantities based on little or no design input
· Support client needs with the ability to provide pre-construction estimating, scheduling, and constructability reviews services throughout all the design phases.
Self-Performed Trade Estimating
· Ability to analyze crew sizes and material needs for basic self-perform activities
· Compares self-perform pricing against historical costs and productivity
· Aware of union trade wage hour restrictions
· Consults with internal team members for their input and expertise
Operations
· Support operational project needs as projects transition from estimate development to TEAM operational project delivery model. Support to include:
o Initial Procurement oversight
o Initial Submittal oversight
o Initial RFI oversight
o Initial Schedule & Logistics cost oversight
o Financial oversight pertinent to internal & external trade allowances, future costs to buy and PM managed scope
o Provide mentorship to developing staff members
Industry Knowledge / Relationships
· Consistent and fair interactions with the subcontracting community
· Represents company in a respectful and professional manner to foster future opportunities with clients, subcontractors, and design professionals
Buyout / Operations Hand-off
· Establish complete and accurate subcontract value for assigned trades after contract award
· Prepares contractual exhibits for scope of work for subcontractors.
· Aids field operations with change order pricing as needed
